A mortgage deed (Hypotheekakte) is notarized when you finance the purchase of a property. It gives the bank the legal right to the property as collateral.

Typical costs involved:
  • Stamp Duty (schuldbriefzegel): 0.4% of the mortgage amount

  • Stamp & Land Registry Fees: Start at XCG 725, increase by XCG 100 per XCG 100,000 above XCG 200,000

  • Notarial Fee: Based on a sliding scale 
    (e.g. XCG 2,676 for a XCG 300,000 loan)

  • Sales Tax: (OB) 6% on the notarial fee

Total costs typically range

between 1.2% – 1.8% of the loan amount.
